What happens during the inspection?
We start on the outside, measure and photograph the exterior of home and then come inside and take photographs of all the rooms and garage. Typical appraisal inspections take about 30 minutes.
How much does an appraisal cost?
Appraisal fees are determined based on the complexity and scope of the assignment. We realize all properties and client situations are unique so please fill out our simple form on the home page or call/text (714) 403-0153 to get a fee quote or order an appraisal.
What do I have to do to prepare for the Appraiser?
Just like showing the home when it is for sale, open all window shades and interior doors, turn on lights, tidy up, restrain or remove pets.
What information can I provide to the Appraiser?
Any improvements made to the property within the past 15 years (Kitchen, baths, paint, flooring, windows, doors, AC, roof, landscaping, etc). Itemized lists with the cost is helpful.
Is an appraisal the same as a home inspection?
No. The appraisal inspection is an observation of visible amenities and improvements. A home inspection is a physical evaluation of the home’s overall condition, functionality, and safety by a certified inspector.
How is the value of my home determined?
The primary method is the Sales Comparison Analysis which looks at recent closed sales and current active/pending sales prices of comparable properties. By then adjusting for relevant amenities (square footage, room, count, condition, etc) an appraiser can determine a reasonable estimated value for your home.
What forms of payment do you accept?
We accept cash, personal or business check, Zelle and Venmo. We are not set up to take credit cards, paypal or Apple pay at this time.
